We will contact you when we receive your warranty work order request. If your warranty issue is an emergency (plumbing or other serious water leaks, and emergency heating and air conditioning issues) please call our office at #582-3188. If the problem arises on a weekend or after business hours, please contact Bryon Adamson (#654-0636) in our maintenance department, and he will assist you until we can reach the appropriate contractor.
When we process your warranty work order request, we will give you phone numbers for the appropriate contractors and you will need to contact them to set up the appointments. Unless it is an emergency, we ask that you wait 24 hours to call the subcontractor. This allows us time to reach them first. They need notification from us verifying that your claim is a legitimate warranty issue and that it is covered. After we check the warranty book and verify that your request is covered, we will fax them the warranty work order request.
It is important to remember that contractors are very busy. It may take a few days to attend to non-emergency warranty issues. For emergency items, we expect them to respond immediately.
If you set an appointment, be sure to be there. If you need to cancel and or reschedule your appointment, be sure to give the contractor at least 24 hours notice. If you do not keep the appointment as scheduled, the contractor will have the option to charge a fee to return the second time. That fee will be paid directly to the contractor prior to work being performed.
Homeowners who rent out their units need to understand that they, the homeowner, are responsible for warranty work. Please do not have your renter call us. The homeowner needs to fill out the warranty work order request and fax it to our office. If the warranty issue is covered, then we will contact the homeowner with the phone number for the appropriate contractor. They will need to meet the contractor at the property or give the renter the number to set up the appointment.
If you should have difficulty in reaching a contractor or getting them to respond, please contact our office and we will help facilitate the completion of that warranty issue.
A word of caution and a friendly reminder to all homeowners in the first year of warranty. Do not attempt to make repairs yourself because it could void a warranty. This includes emergencies that occur after hours or on weekends. Manufacturers will not cover their product if it has been tampered with. You must work with them and use their authorized technicians to get warranty coverage. If in doubt about a warranty issue, always contact our office before bringing in a repair company.
